RESIDENT BENEFIT PACKAGE
Resident agrees to pay $24.99 per month for the items and services included in this agreement.
The following are included through this agreement:
UTILITY & MAINTENANCE REDUCTION PROGRAM: A portion of the Resident’s total amount due will be used to have high quality HVAC filters delivered to their home approximately every 45 days under the Utility & Maintenance Reduction Program. Resident shall properly install the filter that is provided within two (2) days of receipt. Resident hereby acknowledges that the filters will be dated and subject to inspection by the Landlord upon reasonable notice to verify replacement has been timely made. If at any time Resident is unable to properly or timely install a filter, Resident shall immediately notify Landlord in writing. Resident’s failure to properly and timely replace the filters is a material breach of this agreement and the Landlord shall be entitled to exercise all rights and remedies it has against Resident and Resident shall be liable to Landlord for all damages to the property, A/C or heating system caused by Resident’s neglect or misuse.
ABILITY TO APPLY FOR PET: Many Residents would like the opportunity to bring a pet to the property. Through this benefit package, you will have the ability to submit applications for your pets. Each approved applicant will be charged additional fees.
FREE ACH ONLINE PAYMENTS: Through the Resident Portal, residents will be able to make ACH payments with no convenience fee charge. The third party service that does the payment processing charges UTZ Property Management fees to offer online payments, but through this agreement there will be no additional cost to the resident. *Credit and Debit card payments will still be charged a fee to the resident*.
ONLINE RESIDENT PORTAL WITH REAL TIME ACCESS: Residents will have access to an online portal with 24/7 access. Residents can view any charges to their ledger, make online payments, view payment history and more.
EASY ONLINE MAINTENANCE REQUEST SOFTWARE: All residents will have access to an online maintenance portal for making online maintenance requests. This is also a scheduling software that makes setting appointments with vendors much easier.
LATE FEE WAIVED: Rent is due on the 1st and considered late on the 5th. Late fees are applied at 5% of gross rent. Through this benefit you will receive one waived late fee in a one year lease term.
NSF WAIVED: When rent is paid through a bank, sometimes funds may not be available. A Non-sufficient Funds charge is applied. Through this benefit you will receive one waived NSP fee in a one year lease term.
DOCUMENT STORAGE: All leasing documents will be stored, and residents will be able to view them anytime through the resident portal.
CREDIT REPORTING: When you pay on time, you may use our credit reporting service to positively impact your credit score. And the best part is, there is no negative reporting, only when you make on-time payments.
FREE GIFT CARDS: You now have the opportunity to get rewarded just for paying on time. Talk about a WIN-WIN! You will receive gift cards to local restaurants and shops, just for paying on-time!

EMERGENCY NETWORK SERVICES: For Emergencies we have a 24-hour team member and answering service ready to help. Definition of Emergency: A sudden unforeseen crisis (usually involving danger) that requires immediate action. Fire, flooding, sewer back up, smoke, and exposed wiring. In the case of an emergency, please call our office 410-332-4432 ext 3. Please be sure to leave a detailed message, your name, property address and the nature of the emergency. IF the emergency needs medical, police of fire personnel CALL 911 IMMEDIATELY.
