As an owner, talking through your questions can often put your concerns into perspective. We’re happy to discuss any specific issues you’re having with your tenants or your property so we can design a plan to better manage your investment. These are some of the questions we hear most frequently.

How long will it take you to rent my property?
We’ll usually rent your home within 30 to 45 days of it being listed. When the property is priced correctly and the condition is excellent, it will usually rent in even less time. Our strategic marketing plan and aggressive advertising includes the MLS, which puts your property in front of over 3,000 agents in Maryland. When your property shows well, it won’t take long to find a well-qualified tenant. -
What is your vacancy rate?
We’re proud to say our vacancy rate is lower than 5 percent. -
What is your eviction rate?
From the tenants we place into rental units, our eviction rate is less than 1%. -
How do I keep track of my rental income?
Our software allows you to log onto your owner portal at any time to access reports to help you stay organized and feel informed about your property’s financial performance. You can see incoming rent, outgoing expenses, and any pending invoices. You can access this information whenever you want it, which is better than waiting around for a monthly statement. -
Can I also see vendor invoices?
Yes, on your portal you’ll see paid and unpaid invoices. They are usually itemized so you can see what was charged for parts, labor, etc. You can also access your 1099, income and expense reports, and other information from your general ledger. -
Do you perform inspections?
Inspections are conducted every six months by the tenant via Zinspector. The purpose is to make sure it’s being cared for by the tenant, to ensure there aren’t any lease violations, and to look for any maintenance or repair items that need attention. We do an inspection before a tenant moves in and perform move out inspections. We also take photos of all our inspections for documentation purposes. -
What if a tenant stops paying rent?
Our screening process is thorough and we rarely place a tenant who will stop paying rent. However, things happen – even to good tenants. If an eviction becomes necessary, we will handle it for you. -
Am I required to accept Section 8?
By Maryland law, all of our rental properties are required to consider Section 8 / HUD tenants. -
How long do clients typically stay with UTZ Property Management?
We work with investors and owners for an average of four years, sometimes more. Our shorter relationships are usually due to the owners selling their property or moving back into the unit.
